In 2009 we asked George Chung of George Chung Realtors to help us sell our home. This was the best choice me and my family ever made! There is no one that could have done a better job! (As we had tried another realtor group prior that said they were the best and very familiar with the West Side, as it turned out they were not!) George Chung and his staff are professional, work extremely hard and when they promise something they deifnitely deliver.

We needed to sell our home and George Chung knew what to do. The attention that he gave along with honest caring and his knowledge were a blessing. I have never seen a realtor and his staff work so smoothly together from the beginning when the “For Sale” sign went up, to the day the sign was taken down. He/they made it so easy for me, my brother and elderly mother, always returning our calls, answering our many questions, and most importantly, George Chung kept his word on everything he promised from day one. I can’t imagine anybody else having the knowledge/intelligence he has. He is an extremely honest man and a very giving person and at the same time he is the hardest worker I know, and yet he will still give you that hearty laugh and a smile that you cannot help but smile back at.

Your company provides a full range of services to sellers, from home repairs and upgrades through escrow and title services. Our mom’s house was in need of repairs and upgrades. We used your contracting services group to accomplish the needed work. Picture two octogenarians bordering on dementia deciding to sell their home to be closer to their son. Little or no considerating was given to the fact that the housing market was in total disarray. The court-ordered partition sale of the single family residence at 2555 Coolidge Avenue in West Los ANgeles was a difficult assignment. The defendant was uncooperative, often refusing to honor appointments made and presenting an array of logistical challenges. The Court’s requirements were unusually detailed, while the commission approved was only 5%. The Referee had wanted to use a different real estate agent with whome he regularly worked, and only grudgingly recommended your appointment.

Despite thee daunting circumstances, I was very pleased how you handled the marketing and sale of the Property. Your in-depth knowledge of the local market in West Los Angeles and your 35 agents helped market the Property quickly. You generated 10 offers and two bidders showed up at hearing.

The MLS listing price was established by appraisal at $575,000. The final sales price procured at hearing was $683,000. I think we chose the right broker!!

I was particularly impressed that 143 agents went to your first open house, and that you still held three more open houses during the sales period. In addition, I was pleased by your detailed attention to each of the ten offers.

Your counteroffer lined up the terms of all offers into one, uniform counteroffer and successfully forced all buyers to eliminate contingencies at an early point. This allowed the bidding in open court to proceed on a “cash only” basis, with no other contingencies. 

The transaction was approved by the Court in a single hearing, and then closed on time. Escrow matters proceeded without any difficulties.

Let me first begin by saying htat George’s service started way before listing our house and selling it. To give you a little history without hopefully boring you to tears, we bought the house in 1997, remodeled it prior to moving in December 1998. We put a lot of work and planning in this house. We first met George as he walked by the house (and all the neighbors) to drop off his monthly newsletter. That first impression later became obviously important. As a successful business man myself, I am one who knows that customer contact and service are imperative to have a successful business. Here he was walking the neighborhood himself, not knocking on doors but simply saying hello and dropping off his newsletter about the properties that he had listed and those his office had sold. In 2001 my job transferred me to Northern California and I researched several property management companies and again George stood out. He managed, successfully I might add, without any vacancy with absolutely great tenants who treated the property as if it were there’s. We then decided last year to go ahead and sell the house. George and us sat down and talked about it quite at length, trying to figure out just the right price to not give it away. I might add that George at the time had sold the highest priced house in our area. It took a while to sell our house for several reasons, the most prevalent being we still had tenants in it as we were holding open houses, but I am comfortable with saying that we got top dollar for it which I believe is everyone’s goal. Now I will try and answer some specific questions that I feel would be important to find out if it were me getting the reference.

1. How helpful was he in getting the house ready for sale? George uses his own handymand and a cleaning crew. Since we had tenants in the house, after they moved, George offered to stage the house, clean the carpets, and have his cleaning crew come in and clean thoroughly including all windows inside and out. He had furniture and accessories delivered and staged the house as if it were a “model home”. The only problem was since he took pictures with a digital camera and emailed them to us, my wife almost wanted to move back in.

2. How helpful was he with the actual sale, including getting potential buyers, negotiating, and creating a contract? I believe that attention to detail in the contract ensured the smoothest sale of any house in my buying and selling over thirty houses in my life. Every form that he initiated, whether counter offers, or multiple offers, escrow instructions were very clear, not leaving potential buyers with any questions about what we would and would not do as sellers. When he got offers, no matterh ow crazy or low they were he notified us and addressed them immediately, usually with a “Are you crazy?”

3. How satisfied are you with the price you got for your home? Don’t we all wish we could get more? I honestly think that for the area where our home was it was more than any others and quite frankly I worried about comps. But obviously it worked out.

4. Ify ou were to do it all again, how likely would you be to use George again? No hesitation whatsoever!

I do want to add that you will also be extremely pleased with Henry who is George’s Escrow Company Manager…It was the first house I can remember where there was not ONE ISSUE. He returned any and all calls immediately, which si unheard of. It is usually days if ever htan an escrow officer willc all you. I think that they prefer to talk with agents only. I know you will find George CHung Realtors a class act! We both can’t say enough about George Chung Realtors. You too will have great results.
